The City uses an Online (Permit) Portal for all permit applications. Please refer to the checklist that correlates with your project for a more detailed explanation of the documents and steps to apply.
In most cases inspections scheduled online or called in by 8am receive a same day inspection. If - due to higher than expected inspection requests - we are unable to complete a same day inspection, you will receive a phone call to reschedule.
If documents must be submitted (such as air balance/duct leakage, insulation certificates, etc.) you can do so through our online portal inspection scheduling or by sending them to our permits email inbox.

Schedule an inspection: On the left hand side under Building Department select Schedule an Inspection. Click Next
Step 1: Select the Record Type: Permit you need to schedule the inspection for. Click Next
Step 2: Select the Inspection Type and Date. Click Next
Step 3: Enter your contact information (this is the email that will receive the inspection results). Click Next
Step 4: Attach Documents (attach related special inspections, daily reports, photos). Click Next
Step 5: Add notes for the inspector, such as time requested. Click Submit
Final inspections will not be scheduled until all required documents and jurisdictional approvals are in place.

City's Expiration Policy:
Once a permit expires, applicants may request, in writing, that the permit be reinstated. Once received staff will invoice the permit a $75.00 permit reinstatement fee. After payment is received, the permit will be reinstated for an additional 6 months.
International Building Code (IBC 2018) 105.5 Expiration:
Every permit issued shall become invalid unless the work on the site authorized by such permit is commenced within 180 days after its issuance, or if the work authorized on the site by such permit is suspended or abandoned for a period of 180 days after the time the work is commenced. The building official is authorized to grant, in writing, one or more extensions of time, for periods not more than 180 days each. The extension shall be requested in writing and justifiable cause demonstrated.

Below is a Setback Table for the various Zones(also found in 11-2-3: Site Area & Building Setback Requirements)
(When looking at the cell, the first number is for the principal structure.)
Notes: Side and rear yard setbacks of non-residential buildings may be reduced from those identified in the table above if both the National Building Fire Code and the International Building Codes are met.
(1) Accessory structure height may be increased if an ADU is within the structure. A setback of 1’ vertically for every 2’ horizontally must be applied to the structure over 20’ up to the setback required of the principal use when adjacent to a Residential Use, and in no case may the height be more than that allowed by the principle use.
(2) Front and Rear Yard setbacks may be adjusted for each dwelling unit so that that minimum combined setback is 40’; but at a minimum where the garage is located the setback shall be 25’. In no case shall the minimum setback be less than 10’.
(3) A minimum of 15’ building setback between buildings, with no less than a minimum of 5’ setback from the property line (i.e. 5’ and 10’, 7.5’ for both lots, or something in the middle).
(4) When the building is located within 300’ of a residential zoning district or is within the Airport Runway Protection Zone established in the Coeur d’Alene Airport master plan, the maximum building height shall be 45’.
FIRE DISTRICTS - Fire Department sign off is required on applications for all commercial/light industrial building permits for new structures, remodels and additions.
WATER DISTRICTS – The water purveyor must sign off on all applications for new structures . There are multiple water districts - all are operated independently from the City of Hayden.
